Enterprise Zones
Overview

An enterprise zone is a designated geographic area within a city or county where there is an organized effort to revitalize economic development of the community. The Laney Walker & Rocky Creek Enterprise Zones provides tax incentives and other incentives to encourage new growth in businesses and housing. Augusta is able to provide these incentives through the Georgia Enterprise Zone Employment Act of 1997.


Eligibility
In order to be eligible for incentives, businesses must increase employment by five or more full time job equivalents and maintain the jobs for the duration of the tax exemption (ten years).

To qualify for tax exemption for the housing enterprise zone, the value of the improvement must exceed the value of land by a ratio of five to one. This includes new residential construction, residential rehabilitation, or other rehabilitation to an existing structure.

Incentives
Eligible businesses are exempt from state, county, and municipal ad valorem taxes, except for those collected for the school district.
  • 100% exemption from property taxes first five years
  • 80% exemption from property taxes the following two years
  • 60% exemption in year eight
  • 40% exemption in year nine
  • 20% exemption from property taxes in the last year
